Now in its 23rd year, The Office Building of the Year "TOBY" Award is the most prestigious and comprehensive program of its kind in the commercial real estate industry, recognizing quality in office buildings and awarding excellence in office building management. All facets of a building's operations are thoroughly evaluated during the judging process, including tenant relations programs, community involvement, emergency preparedness, and security standards and continuing education for building personnel. Floor plans, site plans, and photographs round out the portfolio, providing an extensive examination of the building by the judges.

The competition consists of three levels of judging: the first level of competition is held at the local level by local BOMA associations, winning entries then advance to the regional level, and finally, regional winners advance to the International level.

When your building wins a TOBY Award, you will:

• Receive local and national press coverage, recognition, and exposure in trade publications, business journals, and newspapers.

• Garner recognition for your management company and building from your colleagues and other industry professionals.

• Earn the privilege of using Local and/or BOMA International's official logo on your business cards, letterhead, etc.

• Have an outstanding tenant retention and recruitment manual in the form of your completed TOBY portfolio.

A total of 13 awards will be presented in the following categories:

• Under 100,000 Square Feet

• 100,000 – 249,999 Square Feet

• 250,000 – 499,999 Square Feet

• 500,000 - 1 Million Square Feet

• Over 1 Million Square Feet

• Renovated Building

• Historical Building

• Corporate Facility

• Medical Office Building

• Government Building

• Suburban Office Park – Low-Rise (1-5 stories)

• Suburban Office Park – High-Rise (6-10 stories)

• Industrial Office Park

SUBMISSION REQUIREMENTS

To enter the competition, complete the notification of Intent to Enter and return it with your check to the BOMA-Detroit office.  

Regional TOBY Portfolio: The 2008-2009 cycle will be submitted electronically.

Regional Level Entry Fee: $250
